The Virginia Avenue Tunnel (VAT), owned by CSX Transportation, in southeast Washington, D.C. is a crucial component of the East Coast railroad network. The single-track tunnel provides a bypass around Union Station and serves as a passageway for freight moving between ports, manufacturing centers and consumer markets. The 100 year-old, 3,800 ft tunnel can only accommodate one train at a time and has deteriorated throughout its years of service. Because of this, CSX is rebuilding and replacing it with two new structures to maximize capacity. The reconstruction will increase the tunnel width to hold a second track enabling northbound and southbound traffic to pass through simultaneously. It will also raise the height of the tunnel roof to make room for double-stack intermodal container trains. This will allow CSX to better serve customers and reduce rail and highway congestion.
Construction began in May of 2015 and is expected to take up to 3.5 years to be completed. In order to minimize disruptions to surrounding neighbors, CSX has limited construction hours, controlled dust at the construction site to maintain air quality and created physical barriers to reduce noise, amongst other efforts.
After nearly a year and a half, phase 1 of construction is in the final stages. This phase included partial demolition of the existing tunnel, construction of the first new tunnel, backfilling excavation, and more. Phase 2 will focus on construction of the second tunnel.

Thus far, Kenseal has supplied Preprufe 300R Plus, which is a unique composite sheet comprised of a thick HDPE film, pressure sensitive adhesive and weather resistant protective coating. Designed with Advanced Bond Technology™ and a dual adhesive ZipLap™, the Preprufe Plus membrane forms a unique, integral bond to poured concrete, preventing both the ingress and lateral migration of water while providing a robust barrier to water, moisture and gas. In addition, Kenseal also supplied the hot rubberized asphalt waterproofing for the project, Henry 790-11. This product is environmentally friendly, time-tested, and formulated to provide a monolithic, fully bonded roofing and waterproofing membrane.
